General Terms and Conditions of Stay & Privacy Notice
Applicable to Villa Rental (exclusive use) and B&B Room Bookings (up to six rooms)
Version 1.1 – Effective from 01 May 2026
These General Terms and Conditions (the "Terms") govern bookings at Villa Fontanicchio (the "Villa") made directly – through the website www.fontanicchio.com, by email or by telephone – with Società Agricola Fontanicchio S.r.l., with registered office at Località Caselle Borghetto 9, 06069 Tuoro sul Trasimeno (PG), Italy, VAT No. (P.IVA) 04008430540, CIN IT054055B501037612 (the "Owner").
Bookings made through third-party platforms such as Airbnb are subject to that platform’s payment and cancellation terms; the remaining provisions of these Terms, including the house rules, apply to the stay.
1.1The Villa is offered in two ways: (a) "Villa Rental": exclusive use of the whole Villa, including all bedrooms, gardens and facilities; and (b) "Room Booking": bed & breakfast accommodation in one or more of the Villa’s guest rooms, with breakfast included and shared use of the common areas and grounds with other guests and the Owner’s household.
1.2"Booker" means the person who makes the booking and who is responsible towards the Owner for payment and for compliance with these Terms by all persons staying under the same booking (the "Guests").
1.3These Terms are subject to the mandatory provisions of the Italian Civil Code, the Italian Consumer Code (Legislative Decree No. 206 of 6 September 2005) and, where applicable, Legislative Decree No. 70 of 9 April 2003 on electronic commerce. Nothing in these Terms limits the rights granted to consumers by mandatory law.
1.4The Owner may update these Terms at any time; changes do not affect bookings already confirmed.
1.5These Terms do not govern services supplied by third parties (for example restaurants, private chefs, drivers and transfer companies, wineries, therapists, guides or experience providers), even if recommended or booked by the Owner on the Guests’ behalf. Such providers are independent, their own terms apply, and the Owner is not responsible for their services.
1.6Sending a booking request or making a payment constitutes acceptance of these Terms. The Booker confirms having read them before booking.
2.1A booking is confirmed only when the Owner sends a written confirmation (by email or through the booking engine) after receiving the payment due at booking under Article 4. The contract is concluded at that moment.
2.2The Booker must be at least 18 years old and must provide accurate and complete details for themselves and for every Guest. Descriptions and photographs of the Villa are for illustration only.
2.3The Owner may decline a booking request at its discretion; in that case any amount already paid is refunded in full.
3.1All prices are in euros and include VAT at the applicable rate. The price of a booking is the one confirmed in writing at the time of booking and does not change afterwards.
3.2Villa Rental. The price includes the municipal tourist tax for each Guest, utilities, bed linen and towels, final cleaning, pool and garden maintenance, Wi-Fi and a welcome basket. Minimum stay: six (6) nights.
3.3Room Booking. The price includes the municipal tourist tax for each Guest, breakfast, bed linen and towels, room cleaning on request and Wi-Fi. Minimum stay: two (2) nights.
3.4The price does not include optional services such as private chef, grocery stocking, transfers, additional cleaning, laundry, late check-out and extra beds, which are charged separately.
3.5Additional Guests or extra beds beyond the capacity stated in the booking confirmation are allowed only with the Owner’s prior written approval.

4.1Card payments are processed by an independent payment service provider, which may require Strong Customer Authentication under Directive (EU) 2015/2366 (PSD2). Card details are transmitted in encrypted form directly to the provider and are neither accessed nor stored by the Owner.
4.2Extras and services used during the stay, and any charges for damage under Article 11, are payable at check-out. Cancellation charges under Article 5 not covered by amounts already paid are payable on cancellation. By accepting these Terms, the Booker authorizes the Owner to charge any such outstanding amounts, through the payment service provider, to the card used for the booking.
4.3The Owner issues a receipt for every payment; an invoice is issued on request.
5.1Cancellations must be sent in writing by email to ciao@fontanicchio.com. The deadline for each period below is 18:00 (Italian time) on the relevant day. The table shows the cancellation charge as a percentage of the total booking price.

5.2Guests are advised to take out travel insurance covering cancellation and medical expenses.
5.3Date changes are subject to availability. A change requested within a charge period above is treated as a cancellation followed by a new booking. Special or prepaid rates, if offered, are non-refundable and are indicated as such at the time of booking.
5.4If the Owner must cancel a confirmed booking for reasons not attributable to the Guests, the Owner refunds all amounts paid in full and, where possible, offers alternative dates or accommodation of an equivalent standard. Force majeure is governed by Article 11.5.
6.1For bookings made at a distance (website, email or telephone), the Booker has no right of withdrawal under the Consumer Code, since the contract concerns accommodation for non-residential purposes and leisure services to be provided on a specific date or within a specific period (Article 59, paragraph 1, letter n) of Legislative Decree No. 206/2005). The cancellation terms of Article 5 apply.
7.1Check-in is between 11:00 and 20:00; later arrivals are possible by prior arrangement. Check-out is by 13:00 unless otherwise agreed. Early check-in and late check-out are subject to availability and may be charged. Departure after 13:00 without the Owner’s agreement may be charged as an additional night.
7.2Under Italian public security law (Article 109 of the Consolidated Public Security Act – TULPS), every Guest, including children, must present a valid identity document (passport or national identity card) at check-in so that the Owner can register them with the police authorities. The Owner cannot accommodate anyone who does not provide a valid identity document.

8.4The Villa is not suitable for children under 12 years of age.
8.5Pets are not allowed unless approved in writing by the Owner in advance.
8.6Smoking and vaping are not permitted inside the Villa. Outdoors they are permitted only in designated areas and with every precaution against fire.
9.1General. Guests must use the Villa or the rooms, furnishings, equipment and grounds with care and in accordance with the house rules provided on arrival and must leave them in the condition in which they were found, allowing for normal wear and tear.
9.2Swimming pool. There is no lifeguard. The pool and surrounding areas are used at the Guests’ own risk and responsibility, and children must be supervised at all times. Glass of any kind is not allowed in the pool area.

9.9Emergencies. Safety information, fire extinguisher locations and emergency numbers (112) are given in the welcome guide; Guests should read them on arrival.
9.10Maintenance. The Owner may carry out necessary maintenance during a stay, keeping disruption to a minimum. Planned works are notified in advance where possible.
10.1Breakfast and aperitivo are served at a time agreed with the Guests, provided they are requested by 18:00 the previous day. Other meals, tastings, cooking classes, winery tours, transfers and treatments must be booked in advance and are charged as quoted.
10.2Guests must inform the Owner in writing before arrival of any allergies, intolerances or dietary requirements. The Owner takes care to meet them but cannot guarantee that food is free from traces of allergens.

11.5Neither party is liable for failure or delay in performance caused by events beyond its reasonable control (force majeure), such as natural disasters, severe weather, epidemics, government measures or orders of public authorities. In that case the Owner offers a change of dates or, if that is not possible, a refund of the amounts paid for the part of the stay that could not take place.
12.1If anything during the stay is not to the Guests’ satisfaction, including any defect or non-conformity of the Villa or its services, please notify the Owner promptly during the stay, so that the matter can be addressed and, where possible, remedied without delay. Complaints raised only after departure cannot be verified or remedied on site and may take longer to address.
